Dubai rent per square foot can change the real cost of a home by thousands of dirhams each year. Current apartment benchmarks range from about AED 68 per sq ft in Al Qusais to AED 167 per sq ft in Jumeirah, while the Dubai-wide average reached AED 117 per sq ft in August 2026.
That gap matters when choosing self storage between Dubai areas, comparing apartment sizes, or paying for space that mostly holds boxes, wardrobes, or rarely used furniture. Just 100 sq ft represents about AED 6,800 a year in Al Qusais and AED 16,700 in Jumeirah, creating an annual difference of AED 9,900 for the same floor area.
This Dubai rent per square foot comparison puts those costs into practical terms. It breaks down rent per sq ft by area, shows what unused and built-in storage space costs inside a rented home, and converts residential floor space into AED per cubic metre. That makes it easier to judge whether a larger apartment, a smaller home, or off-site storage gives better value for the space actually being used.
How is Dubai rent actually priced?
Dubai homes are rented for an annual AED amount, while rent per square foot is a derived comparison metric.
Divide annual rent by the property’s floor area. An apartment renting for AED 96,000 with 800 sq ft of space costs AED 120 per sq ft per year.
AED 96,000 ÷ 800 sq ft = AED 120 per sq ft per year
The legal rental framework works differently. The Dubai Land Department rental index uses location, building classification, services, market conditions, and related property attributes. Dubai Land Department describes the index as indicative for new leases. It becomes mandatory when parties dispute a renewal increase.
Timing also matters. Dubai Land Department states that a landlord seeking an eligible increase requires at least 90 days’ notice before contract expiry. The Smart Rental Index then determines whether that increase applies.
Dubai rent per square foot therefore works best as a comparison tool. It shows how much floor area costs across locations. The contractual rent still depends on the property, Ejari contract, renewal status, and applicable rental rules.
Rent per sq ft by area
The 13 areas in this comparison span AED 68 to AED 167 per sq ft, a difference of AED 99 for every square foot rented for one year.
The table uses current apartment-market benchmarks and converts each rate into the annual cost of 100 sq ft. The 100 sq ft column is calculated, not a published asking rent.
| Area | Rent per sq ft/year | 12-month change | Cost of 100 sq ft/year |
|---|---|---|---|
| Dubai Marina | AED 123 | -9.96% | AED 12,300 |
| JLT | AED 114 | -7.60% | AED 11,400 |
| Downtown Dubai | AED 163 | -13.42% | AED 16,300 |
| Business Bay | AED 131 | -7.34% | AED 13,100 |
| Jumeirah | AED 167 | -1.31% | AED 16,700 |
| Al Barsha | AED 88 | +0.45% | AED 8,800 |
| JVC | AED 103 | -7.27% | AED 10,300 |
| Deira | AED 90 | -3.65% | AED 9,000 |
| Bur Dubai | AED 91 | +6.48% | AED 9,100 |
| Al Qusais | AED 68 | +4.95% | AED 6,800 |
| Dubai South | AED 84 | +1.87% | AED 8,400 |
| DIP | AED 75 | -0.54% | AED 7,500 |
| Dubai Silicon Oasis | AED 89 | +1.30% | AED 8,900 |
These benchmarks do not mean every apartment in an area rents at the same AED per sq ft. Bedroom count, building quality, layout, age, furnishing, floor, views, and included services change the actual rate.
Marina, JLT, Downtown, Business Bay
Downtown Dubai has the highest rent per sq ft in this group at AED 163, followed by Business Bay at AED 132.
Dubai Marina sits at about AED 123 per sq ft. Jumeirah Lake Towers (JLT) is about AED 115. Downtown therefore carries a 41.7% premium over JLT for the same amount of floor area.
Recent direction is also relevant. JLT’s apartment index was 7.06% lower over 12 months, while Business Bay was 6.57% lower.
Dubai Marina and Downtown also recorded weaker rent-per-square-foot readings compared with their earlier levels. That means a premium location does not automatically mean faster current rent growth.
Jumeirah, Al Barsha, JVC
Jumeirah costs about AED 167 per sq ft, compared with AED 88 in Al Barsha and AED 103 in JVC.
The Jumeirah benchmark is almost 90% above Al Barsha. A 1,000 sq ft apartment priced at those area rates represents AED 167,000 yearly in Jumeirah versus AED 88,000 in Al Barsha.
Jumeirah also contains large internal differences. Building type, location within the community, sea proximity, apartment size, and property quality affect actual rent. Treat the area rate as a comparison benchmark rather than a quote.
Al Barsha was broadly stable over 12 months at about 0.12% higher, while JVC’s broader apartment index was lower from its previous-year level.
Deira, Bur Dubai, Al Qusais
Deira and Bur Dubai sit close together at about AED 90 and AED 91 per sq ft, while Al Qusais costs about AED 68.
That AED 22 to AED 23 difference becomes material in larger apartments. For 1,000 sq ft, the benchmark equals about AED 90,000 in Deira and AED 68,000 in Al Qusais.
Bur Dubai’s index increased about 6.5% over 12 months. Al Qusais also recorded annual growth, while Deira’s broader benchmark softened.
This group also shows why citywide averages can hide useful information. AED 117 per sq ft across Dubai gives little guidance when two established districts differ by more than AED 20.
Dubai South, DIP, Silicon Oasis
Dubai Silicon Oasis costs about AED 89 per sq ft, compared with AED 84 in Dubai South and roughly AED 75 in DIP.
All three sit below the current Dubai-wide apartment benchmark. A 100 sq ft difference therefore costs about AED 7,500 to AED 8,900 yearly across these locations.
Dubai Silicon Oasis was 1.3% higher over 12 months in July 2026. Dubai Investments Park remained near the mid-AED 70s, depending on property mix and month.
Dubai South also varies within the community. Residential District data, for example, was around AED 89 per sq ft in July 2026. Individual MAG developments showed different rates.
How much of that space is storage?
No Dubai-wide percentage for built-in apartment storage appears in the official housing and rental datasets reviewed for this article.
Dubai floor plans differ too much for one percentage to describe every property. Built-in wardrobes, kitchen cupboards, utility rooms, entrance cabinets, and dedicated storerooms vary by building and apartment type.
The Dubai Building Code regulates building design and minimum dimensional requirements. The Dubai Land Department tracks rents and tenancy data. Neither source provides a universal percentage of residential floor area assigned to built-in storage.
A separate planning benchmark can still support a transparent cost calculation.
Built-in storage as a percentage of floor area
Around 3% of floor area provides a reasonable external planning benchmark for built-in storage, but 3% is not a Dubai requirement.
The UK Government nationally described space standard specifies both minimum internal floor area and built-in storage. Common one-storey configurations produce storage ratios around 2.6% to 3.4%.
| Dwelling benchmark | Floor area | Built-in storage | Storage share |
|---|---|---|---|
| 1 bedroom, 2 people | 50 m² | 1.5 m² | 3.00% |
| 2 bedrooms, 3 people | 61 m² | 2.0 m² | 3.28% |
| 2 bedrooms, 4 people | 70 m² | 2.0 m² | 2.86% |
| 3 bedrooms, 4 people | 74 m² | 2.5 m² | 3.38% |
| 3 bedrooms, 6 people | 95 m² | 2.5 m² | 2.63% |
| 4 bedrooms, 8 people | 117 m² | 3.0 m² | 2.56% |
The source also states that built-in storage sits inside gross internal floor area. Its storage allowance includes 0.5 m² for fixed equipment or services.
Using 3% therefore gives a simple planning assumption for the Dubai cost examples below. An actual Dubai apartment requires its own floor plan and measurements.
The cost of storing at home
Home storage costs the portion of annual rent attached to the floor area occupied by storage.
Consider a 1,000 sq ft apartment. Applying the 3% planning benchmark gives 30 sq ft of built-in storage footprint.
That 30 sq ft carries the following annual rent allocation:
- Jumeirah: 30 × AED 167 = AED 5,010
- Downtown Dubai: 30 × AED 163 = AED 4,890
- Business Bay: 30 × AED 131 = AED 3,930
- Dubai Marina: 30 × AED 123 = AED 3,690
- JVC: 30 × AED 103 = AED 3,090
- Al Qusais: 30 × AED 68 = AED 2,040
These amounts are not separate storage charges. They show how much annual apartment rent corresponds to that floor footprint.
Unused rooms produce larger numbers. Fifty square feet of low-use space costs about AED 8,350 a year in Jumeirah, AED 8,150 in Downtown, AED 6,150 in Dubai Marina, and AED 3,400 in Al Qusais.
Moving belongings elsewhere does not automatically save that rent. A financial saving appears when reduced storage demand allows a household to rent a smaller home or avoid paying for extra residential floor area.
What one cubic metre of home storage costs per year
One cubic metre of residential volume costs roughly AED 271 to AED 666 yearly across these areas when floor rent is converted using a 2.7 m room height.
The Dubai Municipality Dubai Building Code sets minimum requirements for Dubai building design. Its residential requirements use a 2.7 m minimum clear height for living and bedroom spaces.
At 2.7 m height, one cubic metre occupies 0.3704 m² of floor area. That equals about 3.9866 sq ft.
The conversion is:
- Annual AED per cubic metre = rent per sq ft × 3.9866
The table applies that same calculation to every area above.
| Area | AED per sq ft/year | Calculated AED per m³/year |
|---|---|---|
| Dubai Marina | 123 | 490 |
| JLT | 115 | 458 |
| Downtown Dubai | 163 | 650 |
| Business Bay | 132 | 526 |
| Jumeirah | 167 | 666 |
| Al Barsha | 88 | 351 |
| JVC | 103 | 411 |
| Deira | 90 | 359 |
| Bur Dubai | 91 | 363 |
| Al Qusais | 68 | 271 |
| Dubai South | 84 | 335 |
| DIP | 75 | 299 |
| Dubai Silicon Oasis | 89 | 355 |
This is a volume-normalized rent calculation, not a storage market quote. Real wardrobes rarely use every centimeter of a 2.7 m room height.
A cubic metre of Marina living space costs roughly AED 490 a year. The same cubic metre in storage costs about AED 900 under one current small-unit pricing example.
A published Dubai storage rate card lists a 50 sq ft unit at AED 900 to AED 1,500 monthly. Its sizing guide associates up to 12 cubic metres with a 25 to 50 sq ft unit. Using AED 900 and 12 m³ gives AED 900 per m³ per year.
That comparison does not prove that off-site storage is always cheaper. Small private units can cost more per cubic metre than residential space. Larger storage formats can reduce the unit cost because more volume shares the same facility space.
The correct comparison therefore uses the same unit. Convert home rent and external storage into AED per cubic metre per year, then compare access, usable volume, transport charges, insurance, and tax on the same basis.
Rent trends and the space-versus-cost squeeze
Dubai’s rental market remains above earlier levels, but 2026 rent movements differ sharply by area.
The Dubai Land Department 2025 rental-market statistics recorded 1.38 million tenancy contracts worth AED 126.4 billion. Contract volume increased 6% from 2024, while contract value increased 17%. New tenancy contracts exceeded 513,000, up 10%.
Conditions softened during 2026. CBRE’s UAE Real Estate Market Review Q2 2026 reported moderation in Dubai’s residential market as demand weakened and additional housing supply reduced pricing pressure.
Reporting CBRE’s figures, Gulf News found average Dubai residential rents fell 6.2% quarter-on-quarter and 2.6% year-on-year in Q2 2026. Around 18,000 residential units were completed during the first half of 2026.
The neighborhood data shows why one citywide statement is insufficient.
- Downtown Dubai: -13.42%
- Dubai Marina: -9.96%
- JLT: -7.60%
- JVC: -7.27%
- Bur Dubai: +6.48%
- Al Qusais: +4.95%
- Dubai South: +1.87%
- Dubai Silicon Oasis: +1.30%
The space-versus-cost squeeze is therefore different in each district. Fifty underused square feet still represent AED 8,150 yearly in Downtown, even after its rent-per-square-foot index fell sharply. In Al Qusais, the same floor area represents AED 3,400.
That is the practical value of Dubai rent per square foot. Total annual rent tells you what the lease costs. AED per sq ft tells you what the space itself costs.
Make every square foot earn its place
Dubai rent per square foot shows what the headline annual rent often hides: the cost of space you barely use. Across the areas compared here, rent ranges from about AED 68 per sq ft in Al Qusais to AED 167 in Jumeirah. That puts the annual cost of the same 100 sq ft between AED 6,800 and AED 16,700.
Unused storage space deserves the same scrutiny. In a 1,000 sq ft apartment, a 30 sq ft storage footprint represents about AED 5,010 a year in Jumeirah, AED 4,890 in Downtown Dubai, and AED 3,690 in Dubai Marina. Fifty underused square feet in Downtown represent about AED 8,150 annually.
Before renewing, upsizing, or moving, calculate the AED per sq ft first. Then price the space occupied by stored belongings. For a direct storage comparison, convert both options into AED per cubic metre per year.
Do not pay for residential space by habit. Measure it, price it, and keep only the space that earns its place in your housing budget.
